PGIM Real Estate currently has anoutstanding career opportunity for an Investment Analyst Asset Manager workingon multifamily assets in the mid west. The role entails collaborating withpartners, property managers and leasing brokers on a portfolio of assets thatare wholly-owned or in joint ventures. These institutional-qualityinvestments will be located in various markets and may have different riskprofiles that range from core to value-add. The ideal candidate will berequired to manage both stabilized assets as well as potential redevelopmentprojects, including: repositioning, lease-up and financing. The assetmanager will work in concert with the Transactions team to acquire and disposeof properties. This position is based in PGIM Real Estates Chicago, IL office.
Duties & Responsibilities:
Under the direction of senior assetmanagers, provide general management and direction for a portfolio of multifamilyproperties. This includes frequent contact with and direction of propertymanagers, operating partners or leasing brokers.
Prepare analyses of variousinvestment decisions - leasing; financing; acquisition; hold/sell.
Participate in negotiation of commonreal estate contracts, including leases, loan documents, purchase and saleagreement, development service agreements, and property management/leasingagreements.
Monitor the construction process ondevelopment investments to ensure quality of construction. Review drawschedules for properties under development.
Review quarterly appraisals forfactual accuracy and consistency with other similar properties.
Oversee/assist in the budget processand preparation of the annual strategic plan for each property.
Review periodic property reports andtrack operating performance. Prepare quarterly updates summarizing results.
Assist the Transactions team onacquisitions and dispositions of properties, as applicable.
Bachelors degree in finance orrelated field required, emphasis in real estate preferred.
2+ years of related commercial realestate experience preferred.
Awareness of portfolio goals andability to initiate plans for individual investments that contribute to thesegoals.
Basic understanding of real estateagreements including leases, purchase and sale agreements, management andleasing agreements, partnership agreements and loan agreements.
Understanding of basic real estateterms and concepts such as net leases, gross leases, contracts, rents, percentagerents, operating expenses, capital expenditures, recovery of expenses, propertytypes.
Understanding of basic financeconcepts such as NOI returns, cash flow returns, internal rate of return,present value/discounted cash flow, capital markets.
Understanding of transaction duediligence process.
Ability to use financial andvaluation software including Excel and Argus Enterprise.
Ability to perform market research.
Capability of simultaneouslyhandling multiple assignments.
Ability to direct and monitor theactivities of others on a systematic basis.
Ability to negotiate acceptableterms with a third party.
Ability to prioritize, multi-task,make thoughtful decisions and execute on objectives.
Must be a strong team player andhave strong interpersonal skills.
