The Manager, Treasury is responsible for managing the companys secured and construction debt portfolio, secured debt origination and refinancing activities. This position additionally assists the Vice President, Treasury to provide capital markets advice to senior management and assist in raising debt and equity in both the public and private markets. This position cultivates and manages key relationships with banking partners and financial institutions. This position will frequently interact and consult with the Companys internal finance, asset management, legal and acquisition teams on matters related to debt.
Manage ~$3B+ mortgage and construction loan portfolio on over 80 properties
Work with asset managers, acquisition team, and VP of Treasury to determine appropriate financing decisions, scenario modeling and enable decision making
Prepare collateral packages for financing purposes, cash flow modeling, and prepare loan packages and submission for presentations to lenders
Assist in deal structuring, analysis, and negotiation of terms with internal and external legal teams to conform to best practices and achieve desired capital structure and financial results
Assist Vice President, Treasury in working directly with investors and lenders to raise debt and equity from private and public sources. Work with lenders, investors and internal team to initiate, solicit, select and close on capital markets products such as secured and unsecured loans, public bonds and other financial instruments as necessary.
Manage internal and external constituents throughout the loan closing process, assuring all details are correct and the appropriate mechanics are in place to operate efficiently
Model prepayment, refinancing, and financing scenarios to align with overall Company strategy
Manage the flow of information requests from lending institutions, and formulate appropriate responses as a central point of contact.
Responsible for understanding the market and new developments in the capital markets and integrating into business practices as appropriate.
Manage and perform process review for internal reporting, creating and maintaining monthly and quarterly reporting
Responsible for coordination and delivery of ongoing covenant reporting, compliance and financial reports and analysis to banks and other lending institutions.
Coordinate with Financial Planning & Analysis on quarterly reporting related to fixed income and capital markets
Other ad hoc projects including:
Producing ad-hoc treasury transaction models, cash flows, reports and analytics as necessary project management and preparation
Prepare analysis for finance committee on capital markets related topics
4-year undergraduate degree in Real Estate, Finance, Economics, Accounting, Legal or similar business field required. MBA and/or JD preferred.
Minimum of 7- 10 years progressive experience negotiating and underwriting commercial real estate loans and capital markets issuance.
Experience with construction financing, CMBS, Fannie Mae, Freddie Mac, and knowledge of healthcare/senior housing is preferred.
Successful track record of thriving in a dynamic, fast-paced and changing environment that is results oriented and collaborative.
Proven ability to effectively communicate internally and externally.
Strong analytical skills; Proficiency in Microsoft Excel and PowerPoint; Relationship database skills (Access, Cubes, etc) a plus
